Access Statement for Honeysuckle Cottage, Petworth

Introduction
Honeysuckle Cottage is a delightful one bedroom cottage situated down a private
track over looking The Shimmings Valley just to the North of Petworth Town centre.
Petworth House is a 5 minute walk from the cottage.
Pre
Arrival
The cottage is adjacent to the A283 to the north
of the town centre
After turning of North Street there is a
private track which is situated 50 metres south of the mini roundabout, Proceed across a courtyard and down the track
opposite which after a right turn leads you to the cottage and parking space 50 metres on the right hand side of the track.
The track and car park space is laid mainly to shingle.

The nearest railway station
is Pulborough which is about 15 minutes by car or taxi.
The
nearest airport is London Gatwick and Heathrow both of which are about one hours drive

Arrival
and Car Parking Facility
One car parking place is reserved
for the cottage 20 metres from the cottage front door. From the car parking space there is a set of three brick built steps
14 cms depth and rise with an adjacent wrought iron railing which leads to a gentle up sloping concrete path which leads you
to the cottage front door.
Cars can be parked opposite the allocated
spaces for short periods of time.
Main entrance
One standard external front door leads directly to the lounge.
The entrance width is 83 cms with a level step into the cottage.
The entrance is lit with one outside light plus two other security lights which
illuminate after dark.
A small security container for a spare
key is located to the left of the door
The access code is available
from the owners or by prior arrangement for out of hours arrivals.
Public Areas - Hall, stairs, landing, corridors etc
Two
wooden steps lead from the lounge into the kitchen, 25 cm deep and 21cm in rise both have non slip tread on each step.
One square pine staircase which curves round like a spiral is situated in the far
corner of the kitchen. Each step rises 12 cm and has non slip tread on each step
A small landing at the top of the stairs contains a double built in pine cupboard/ wardrobe complete with hanging
rails, shelves and on the other side of the cupboard ample space for vacum cleaner, iron, ironing board two spare walking
jackets and umbrella. Plenty of space to hold suitcase.
Sitting
Room
The sitting room is fitted with oak wooden flooring
and a rug with two tread mats by the front door and double patio doors which lead onto a brick patio with small step
of 10 cm down. There is also a double window to the side of the front door. A very light and bright space.
Furniture comprises of one double sofa, one pine welsh dresser which contains radio,
cd player and an ipod docking station, one chair, and one pine coffee table The dresser also contains glasses, the cottage file, selection of dvds, books and games.
One pine tv unit with Sony 32" LCD TV with freeview,also a dvd player is available.
The lighting is supplied by two halogen lights in the ceiling and other standing
and table lamps.
From the lounge into the kitchen are two
pine steps with non slip tread (12 cm in depth)
The Kitchen
The kitchen floor is high quality white washed laminate
floor boards.
There are two sets of windows with square panels
which give a light and bright area
There is a dining table and
chairs for 4 people
The hob and oven are both electric
There is a fridge with a small freezer compartment.
The kitchen is fully equipped with white country style units and work surfaces which are of simulated
slate effect.
There is also a washer/dryer in the kitchen
There are several halogen lights in the kitchen.
Over the dining table there is an additional wall light which is on a dimmer switch.
There is also a fire extinguisher on the wall and a fire blanket in case of fire.
Instrucitons on the use of all kitchen appliances can be found in the yellow folder which is kept in the welsh dresser
situated in the lounge
There is also a gas central heating boiler
which can be timed to operate in all rooms with thermostatic valves.
Hot water is supplied on demand from the boiler
Gardens
There is a small garden which is enclosed
by fence for more privacy and also a small patio area which has several pots which are well stocked in the Summer months.
There is also a wrought iron table and two chairs, cushions provided.
Excellent view of the Shimming valley to the east
Waste
disposal bins and re-cycling bins are available at the end of the car park by the store shed at the bottom of the garden,
a few metres from the cottage. There is a small access entry 10 metres from the front door, through a small courtyard.

Honeysuckle Cottage is situated in a lovely rural area
with stunning views of The Shimmings valley and is surrounded by areas of outstanding beauty and countryside
There is a smoke detector, carbon monoxide detector, two fire extinguishers and
an escape ladder from the bedroom down to ground level in the event of fire.
